Your date, not ours
Five days out or five months out — you choose the closing date and we work backward from there. Because title runs through our own in-house title company, there's no waiting on a third party's calendar.
Pick a time and we'll call you about your date.
Why five days is possible
Most sales are slow because three outside parties — a lender, a title company, a listing pipeline — each own part of the calendar. We removed all three.
Closings are handled through our affiliated title company, so the search, the paperwork, and the signing all move on one calendar — ours and yours. That's how a five-day close is realistic here when almost nowhere else offers one. (Clear title permitting: an open probate or an unknown lien adds time no matter who does the work, and we'll tell you on day one.)
No sign in your yard. No listing, no photos of your home online, no open house, no neighbors walking through. One private walkthrough, then one appointment at our office to sign. We never advertise your property or share your information — the only public trace is the routine deed recording every Minnesota sale has.
You leave the closing table with certified funds the same day — a cashier's check in your hand or a wire that's already moving, whichever you prefer. No waiting on a lender to fund, because there is no lender.
The real decision
Every cash-offer company tells you they're the answer. Here's the actual trade, laid out plainly, so you can decide for yourself.
| Sell to UpHome | List with an agent | |
|---|---|---|
| What you net | Below full market value. That discount is what pays for everything in the rows below. | Usually the highest number — if the house shows well and the market cooperates. |
| Repairs & cleaning | None. Leave what you don't want. | Expected before photos, and again after inspection. |
| Showings | One walkthrough, about 40 minutes. | Open houses and showings on buyers' schedules. |
| Commission | None. We're the buyer, not your agent. | Negotiable, commonly 5–6% split between sides. |
| Timeline | You name the date. Typically 14–30 days. | Time on market, plus 30–45 days for the buyer's loan. |
| Risk of falling through | No lender, no appraisal, no financing contingency. | Deals collapse over financing, appraisal, and inspection. |
| Closing costs | We pay standard seller closing costs. | Title, transfer taxes, and concessions come out of proceeds. |
If your house is in good condition, you can wait 60 to 90 days, and you can handle showings — list it. You'll almost certainly walk away with more money, and we'll tell you that on the phone. We're the right call when the house needs more work than you want to do, when the timeline matters more than the last few percent, or when you just need this to be over.
How it works
Address, rough condition, and your timeline. Online form or a phone call, whichever you prefer. No account, no credit check, nothing pulled.
Someone from UpHome comes out, looks at the house, and asks what you're hoping to do. Don't clean. Don't apologize for anything. We've seen it.
A real number in writing, plus the breakdown of how we got there — comps, repair estimate, and our costs. Take a week to think. No pressure, no expiring offers.
One appointment at our Richfield office, handled by our in-house title company. You sign and leave with certified funds the same day. Take what you want, leave the rest — we handle the cleanout.
Where the number comes from
Most cash buyers hand you a number and hope you don't ask. We start with what the house is worth fixed up, subtract what fixing it costs, subtract what it costs us to hold and resell it, and leave a margin. That's the offer.
If you think our repair estimate is high, say so. Bring us a contractor's bid and we'll rerun it. We've raised offers this way more than once.
Who calls us
Most of the houses we buy come with a story attached. Here are the ones we hear most from our Richfield neighbors.
Plain English
It means you can stop. Right now, today, wherever you are with the house.
Don't paint. Don't fix the step. Don't rent a dumpster. Don't sort the basement into keep and toss piles. Don't have the carpets cleaned before we come look, and don't warn us about the smell — we'll notice it, we'll price it, and we won't say a word about it. Furniture, appliances, the car in the garage, forty years of paperwork: leave whatever you don't want. Take the photo albums and the jewelry. We take care of the rest after closing, and it's already in the offer.
Our city
Richfield is a fabulous city, and we say that as residents, not as a landing page.
We know these blocks house by house — the postwar ramblers and story-and-a-halfs built for the families who came home in the late '40s, the cast-iron sewer lines and original boilers that came with them, and exactly what it takes to bring one back. That's why our repair estimates hold up and our offers don't get quietly renegotiated at the table: we're not guessing from a spreadsheet in another state.
It also means the person who walks your house is a neighbor, the office where you close is in the community, and the reputation we're protecting is the one we live with around town every Saturday. When we say your sale stays private, we mean it the way you'd mean it about your own street.
Reviews
Unedited, straight from Google — including the critical ones.
We needed to sell quickly after inheriting our parents' house. UpHome explained every step, made us a fair cash offer, and we closed exactly when we wanted. No repairs, no stress, and no surprises.Sarah M. · Richfield, MN
The process was incredibly simple. We didn't have to clean the house or fix anything before selling. Everyone was professional, honest, and kept us informed from start to finish.David R. · Minneapolis, MN
Closing in just a few days sounded impossible, but UpHome delivered. Everything happened privately, and we had our funds the same day we signed. I would absolutely recommend them.Jennifer K. · Bloomington, MN
Questions
Yes. You get a written offer, and you can ignore it, sit on it, or take it to another buyer to compare. We don't use expiring offers, we don't call repeatedly, and one "no thanks" ends it. If you ask us to stop contacting you, we stop.
No, and no cash buyer will. We buy below retail because we take on the repairs, the carrying costs, and all of the risk that the house doesn't sell. What we're actually selling is speed and certainty. If those aren't worth a discount to you, list the house instead — that's a legitimate answer.
Nothing. No commission, no listing fees, no application fee, and we cover standard seller closing costs. What comes out of your proceeds is what you already owe: your mortgage payoff, any liens, and prorated property taxes.
No. Take what you want and leave the rest, including furniture, appliances, and anything in the basement, attic, or garage. Cleanout is our cost and it's already priced into the offer.
No. We buy occupied rentals regularly, including ones where rent is behind. Bring the lease and the payment history to the walkthrough and we'll work out the handoff.
Often, yes — but timing matters. Once a sheriff's sale is scheduled, the window narrows fast, and after the redemption period ends there's usually nothing anyone can do. Call as early as you can, even if you're not sure you want to sell. We'll tell you honestly whether we're any use to you.
Recent sales of comparable houses in fixed-up condition, minus our repair estimate, minus holding and resale costs, minus margin. We hand you that breakdown with the offer. If you disagree with the repair figure, bring us a contractor's bid and we'll look again.
An UpHome team member, by appointment, at a time you choose. One person, one visit, roughly 40 minutes. We'll text before we arrive. You're welcome to have a family member, a friend, or your attorney there.
The principal of UpHome holds an active Minnesota real estate license (#40672135). Minnesota law requires us to tell you that. Here's what it means in practice: when UpHome makes you an offer, we are buying the property for our own account — as a principal, for investment and resale — not acting as your agent. We do not represent you, we owe you no fiduciary duty in this transaction, and no brokerage relationship is created. Our license disclosure appears in writing in every purchase agreement before you sign. You are always welcome, and encouraged, to have your own agent or attorney review any offer we make — and if an agent brings us the deal, we pay them a referral fee.
Yes, when title is clear — and the reason is structural, not marketing. There's no lender to wait on, and closings run through our own in-house title company, so the title search, the documents, and the signing all move on one calendar. What adds time no matter who does the work: an open probate, an unknown lien, a co-owner who hasn't signed, or a mortgage payoff that's slow to arrive. We'll tell you which bucket you're in on the first call, not at day four.
No. Our in-house title company is what makes the five-day close possible, and there's no extra cost to you for using it — but under federal law (RESPA) you're free to choose any title or closing company you want, and we'll give you the required written disclosure of our affiliation before anything is ordered. If you bring your own title company, the close just runs on their timeline instead of ours.
Not from us. There's no sign, no listing, no photos of your home online, and no open house — one private walkthrough and one appointment at our office. We never advertise your property or share your information. The one thing no buyer can prevent: like every Minnesota sale, the deed gets recorded with the county, which is a routine public record.
